Who designed and constructed Roystonia Mews?
Exotic Structures Limited (ESL) designed and built the Roystonia Mews development. ESL’s parent company, Hanover Construction Company Limited (HCCL), has constructed over 2,000 houses across Trinidad and Tobago. At ESL, our vision is not simply centred on construction; our commitment extends to giving every person/family an opportunity to live in their dream home.
How many units are on the premises?
There are 32 townhouses in our community, each comprising 3 bedrooms and 2 ½ baths. In addition, the large powder room can accommodate a shower stall, if converted.
What is the size of the townhouses?
Each unit is approximately 1,870 sq. ft., which is significantly larger than most of the townhouses on the market.
Is there an on-site engineer?
During regular working hours, there is an on-site engineer 6 days a week.
Is there secure parking?
Each townhouse has 2 parking spots at the front of the unit. Visitor parking is also available on the premises.
Can I install a retractable awning to cover my vehicles?
To ensure coherence, and to maintain an integrated design aesthetic, retractable awnings and other major exterior modifications are not permitted.
Can I erect a privacy fence?
To facilitate access by the ground maintenance crews, homeowners are restricted to a lattice approximately 3 ft.
Who is responsible for exterior painting?
As part of our ongoing maintenance program, the exterior of each unit is painted every 3 years. In addition, common areas are painted on an as needed basis.
What security systems are in place for the building and residences?
Our gated community is kept secure through 24-hour security personnel as well as CCTV surveillance. Our security staff perform regular patrols of the premises and vet all visitors prior to giving non-residents access to the property.
Are pets allowed?
Each household is permitted one pet under 5 kg.
Is the property freehold or leasehold?
The property is leasehold for 999 years.
Can residents host outdoor events in the common areas?
Our community members can entertain in the common areas within the approved hours.
What does the maintenance/HOA fee include?
The maintenance/HOA fee includes grounds maintenance and 24-hours manned security.
Are the units soundproof?
While not fully soundproof, there is a firewall between adjacent units, complete with fully loaded concrete blocks. This provides significant insulation and noise cancellation.
Are there fire prevention features in each unit?
To facilitate the safety of each unit, and neighbouring residents, every townhouse is outfitted with smoke detectors and fire extinguishers.
